End-of-tenancy cleaning in Ireland

What letting agents and landlords actually check at the end of a tenancy, the places most often missed, and how to make check-out simple for everyone.

What "clean" means at check-out

At the end of a tenancy, the property is usually compared with how it was at the start, allowing for normal wear and tear. A property that looks tidy can still fall short: agents open the oven, run a finger along the top of a door and look at the shower screen against the light. If you're a tenant, landlord or agent in Ireland and you disagree about the condition or the deposit, the Residential Tenancies Board (RTB) offers dispute resolution, and photos taken at check-out are often what settles it.

The places most often missed

  • Oven, hob and extractor filter: the single most common reason a clean fails inspection
  • Inside cupboards, drawers and the fridge, including the seals
  • Limescale on taps, shower heads, screens and around the base of the toilet
  • Tops of doors, skirting boards and light fittings
  • Window tracks and sills, where dirt and condensation collect
  • Behind and under furniture that stays in the property

Room by room

Kitchen

Degrease the oven, hob and extractor. Clean every cupboard inside and out, the fridge and freezer (switched off and defrosted if needed), the dishwasher and washing machine filters and seals, and the sink and tap.

Bathrooms

Descale taps, shower heads and screens, clean grout and silicone, polish mirrors, and clean the toilet inside, outside and behind.

Living areas and bedrooms

Dust from the top down, wipe skirting, sockets and switches, clean interior glass and tracks, empty and wipe wardrobes, and vacuum and mop every floor, including under beds.

Why photos matter

A photo of every room, taken when the clean is finished, is the easiest way to show the condition the property was left in. For agents, it's something to forward to the owner. For landlords, it's a record before the next tenant moves in.
