Landlord's move-in checklist
A new tenancy starts well when the property is clean and the condition is recorded. This is the checklist for the days between one tenant leaving and the next moving in.
Why the move-in clean matters
A clean property at the start of a tenancy sets the standard for the end of it. It gives the tenant something clear to return the property to, and it makes any later conversation about the deposit simpler. If there's a disagreement about the condition at the end of a tenancy in Ireland, the Residential Tenancies Board (RTB) offers dispute resolution, and a clear record from move-in day helps everyone.
Before you start
- Repairs first, cleaning last, so work doesn't leave new dust and marks
- Check smoke and carbon monoxide alarms, and replace batteries where needed
- Test appliances, the heating and hot water
- Replace worn items such as shower curtains and toilet seats
The move-in clean, room by room
Kitchen
Degrease the oven, hob and extractor filter. Clean the fridge, freezer and dishwasher inside, every cupboard and drawer, and the washing machine drawer and seal.
Bathrooms
Descale taps, shower heads and screens, clean grout and silicone, and clean the toilet inside, outside and behind. Check extractor fans for dust.
Bedrooms and living areas
Empty and wipe wardrobes and drawers, dust from the top down, wipe skirting, sockets and switches, and clean windows, sills and tracks. Vacuum and mop every floor, including under beds and sofas.
Record the condition
When the clean is finished, take clear photos of every room, including the oven, fridge, bathrooms and any existing marks. Date them, keep them with the tenancy documents, and share a copy with the tenant if you use an inventory. The same photos help you at the end of the tenancy.
